Future Occupancy Spikes Leading Into Holiday Season

Bethesda, MD – New data from myDigitalOffice shows the upcoming holiday season is likely fueling a rebound from the recent dip in demand from October.

Future business on the books in New York City in particular, for November and December, is already nearing October-exit levels, with both months hovering around 20% occupancy, as of this past Tuesday, 11/3. That entry point for November looks more similar to what we saw, during peak summer travel months, for the rest of the US. An even stronger green shoot may be for December, as no month – since the low point from last April – has had higher occupancy on the books a full four weeks out from the start of the month.


When comparing to other markets throughout the US, looking at Thanksgiving weekend in particular (nights of the 25th – 28th), NYC is only in the 65th percentile. The top three markets for the holiday weekend are the Florida Keys (48%), Chattanooga, TN (38%), and Greenville, SC (31%). Atlanta is the largest major metro market in the top ten, with current Thanksgiving weekend occupancy of 23% with ADR approaching $90.


US occupancy, for the month of October, finished between 37%-38% following a 20% entry point. The same 20% range is where we stood, across the US, for November coming into the month. Again, this is back closer to what we saw during this year’s summer months, likely a result of Thanksgiving, normally the busiest travel month of the year.
